During a Home Inspection, we can sometimes observe indicators of when a component was manufactured or installed. Water heaters and HVAC systems are the most common. Other times, we simply won’t know. A roof, for instance, often appears the same from a few years old until reaching it’s mid-teens. Many factors affect the life expectancy of components including weather or adverse conditions. Upgraded materials or equipment (i.e. architectural roof shingles) may have a longer lifespans.
